Rooms are small with narrow passages but clean and tidy. Had a good stay in the hotel. Only concern is 10:00 am checkout which I believe is too early, if you have late afternoon or night flights.

walking distance from Southern cross Station - lots of cheap breakfast options close by & the Melbourne Hotel around the corner with $5 pizzas Mon -Thurs - great value
